I'm Maarten. Together with my wife, I moved from the Netherlands to Portugal and went through the property buying process twice. First, an apartment in Lisbon. A few years later, an almost-ready new-build home near Ericeira.
They were two very different purchases, but one thing was the same: the CPCV was the first real legal milestone, and the point where we suddenly realised how many questions we still had.
We were lucky. We had a great estate agent who guided us through the process and helped us understand what would happen next. Even so, many of our questions only started appearing once the legal side of the transaction became relevant.
Perhaps it was my background that made me dig deeper. Before moving to Portugal, I completed a Master's degree in Law and spent nearly ten years working at KLM, where analysing complex processes and turning them into practical information was part of my day-to-day work. During our own purchase, I found myself approaching the Portuguese buying process in exactly the same way: not just wanting to know what needed to happen, but why.
Looking back, we would have benefited enormously from seeing and understanding a CPCV much earlier in the process. Many clauses were completely new to us, some worked differently from what we were used to in the Netherlands, and we lacked the context to understand what was standard, what could be negotiated and which questions we should be asking.
Once an offer is accepted, the focus shifts surprisingly quickly from finding the right property to understanding contracts, legal documents and deadlines. At that stage, we had not yet engaged a lawyer and found ourselves reviewing unfamiliar clauses while also trying to keep the purchase moving forward. The questions started coming all at once.
Only afterwards did we realise how valuable it would have been to become familiar with the CPCV before reaching that stage, and to involve a lawyer earlier in the process. It would have reduced a lot of uncertainty and helped us make decisions with much greater confidence.
That experience became the starting point for CPCV Guide.
Since then, I've spent hundreds of hours researching the Portuguese buying process, speaking with estate agents, lawyers and buyers, and translating everything I learned into practical guidance. The goal has never been to replace legal professionals, but to help buyers arrive at those conversations better prepared, ask better questions and understand the decisions they're making before signing one of the most important contracts of their lives.
