We're a Dutch couple who moved to Portugal and went through the property buying process — twice. First, an apartment in Lisbon. Then, an almost-ready new-build house. Two very different purchases, but one thing in common: the CPCV was the first real legal milestone, and we had no idea what to expect.
We were lucky. We found a great agent who guided us through the process and helped us understand what we were signing. But even with that support, the CPCV felt like a black box at first — a dense legal document in a foreign language, full of clauses that could have real financial consequences.
Looking back, we realised that understanding the CPCV early in the process would have been incredibly valuable. Not just to feel more confident about the legal steps ahead, but to actually understand what matters when evaluating a property. Things like:
